Hillsborough County Florida Lis Pendens Data

Notes: Please be advised, the colleciton of this data proved to be very time consuming. Therefore the July data is incomplete. We are now using a statistical model to estimate the number of filings based on the total number of records in the Hillsborough County database multiplied by some constant that was derived from collecting and analyzing 6 months worth of data. Any number after mid July is therefore an educated guess.

Comments:

If you take a good look at both the scatter plots a trend emerges rapidly, big clusters of foreclosures are occuring along the east side of the I-275 corridor north of I-4 and south of Fowler.
Approximately 95% of the lis pendens filings are below $250,000. Will this eventually put pressure up the stack as move up buyers now may be move out, move down or stay put buyers ... time will tell
Quit Claiming your property over to a Trust, an LLC or a corporation does not change you liability in the property nor is it going to help your credit if the property goes into foreclosure.
If your address contains the words "Carriage Point" and "Gibsonton" you should expect to see a significant decline in the value of your home over the next year (2008).
An assumption before beginning to compile data was that if this is a "subprime problem" as many of the financial pundits suggest then we would see a high number of filings from Countrywide and/or Indymac. Since this is not the case does that suggest that these lenders have sold off the problem in mortgage backed securities and it is now a Deutsche Bank/US Bank/HSBC/Wells Fargo problem? Or is there something else going on? An unvalidated opinion might be that more than a subprime problem this appears to be a lending standards problem.
The banking consolidation that has occured in the past and that is still going on has created a mess. There are muptiple properties that have multiple lis pendens filings against them as several banks, mortgage companies and mortgage backed trusts file - apparently in an effort to see who can get there first.
